Sustaining tenancies is a core goal for all social landlords, from AHBs to local authorities. This three-hour interactive workshop explores what effective tenancy sustainment looks like in Ireland and how housing and support staff can help tenants stay housed and thrive.
The online session covers common causes of tenancy risk, including rent arrears, anti-social behaviour, support needs and poor communication, and provides practical strategies for early intervention, partnership working and person-centred practice.
We explore the connections between tenancy sustainment, trauma-informed practice, housing rights and regulatory compliance, including the Approved Housing Bodies Regulatory Authority’s (AHBRA) Tenancy Management Standard. Through real-life scenarios and reflective exercises, participants will build confidence in identifying the factors that place tenancies at risk and develop practical, person-centred solutions that support both tenants and housing providers.

Phillip Morrison-Gale is an AHB chief executive and founder of Impact Ireland Consulting, with over 20 years’ experience in housing, tenancy management and homelessness prevention in Ireland and the UK. A chartered member of Chartered Institute of Housing, he specialises in governance, regulation, strategy and service improvement within the housing sector.
Phillip has led major organisational change and culture reviews, developed tenancy sustainment strategies, and commissioned innovative services for older people, care leavers and young people at risk. He has trained and supported frontline teams to deliver risk-based, trauma-informed support that balances rights, responsibilities and compliance.
